The practice offers a comprehensive range of traditional architectural services across the whole project development process. Partial services can also be tailored to clients’ specific requirements.

We service Brisbane's northern suburbs, including Redcliffe, Sandgate and Brighton. It also services Eastern  Brisbane suburbs, including Hawthorne, Balmoral, Bulimba and Morningside.

Preliminary Project Consultation

An interactive consultation between the architect and the client to assess options for the development potential of an existing building or a site. This is an on site 1-2 hour verbal consultation; no drawings are produced at this stage. If the consultation is of a complex nature, minutes will be prepared and issued. This can be a one off consultation to enable clients to understand and expand their design opportunities within a realistic framework. Or this can be an intermediate stage before entering a contract for architectural services.

Briefing and site analysis

Generate brief in consultation with the client.
Inspect the site and assess site conditions & constraints.
Preliminary analysis of authority regulations & requirements.
Establish required consultants.

Sketch Design

Prepare sketch drawings to explain the design concept to the client. Briefing & liaison with consultants. Liaise with client and prepare preliminary selections of materials and finishes. Prepare preliminary budget cost estimate and review design against the estimate.

Detailed Design

Develop the sketch design into a Final Design solution. Coordinate consultants’ design work with the architectural design. Review the final design against the budget and prepare updated cost estimate. These documents form the basis of the Development and Plumbing & Building Applications.

Development Application

Prepare documents for lodgement with the local authority and administer the application process to Decision Notice. Processing a Development Application is a complex process. John’s capacity for managing Development Applications with Town Planning authorities in Brisbane and Moreton Bay Region has resulted in a positive ongoing working relationship with councils.

Throughout the Application process, including pre-lodgement meetings, John brings a necessary consultative approach with town planning officers. Where there are complex Town Planning issues involved, John will advise on the engagement of Town Planning Consultants for specialist advice to ensure all issues are correctly addressed. Councils recognise that an Application from this office will be characterised by thorough preparation for lodging a Properly Made Application so that the assessment process can proceed as expeditiously as possible.

Plumbing & Building Application

Preparation of documents for lodgement with Building Certifiers. John has established solid working relationships with private building certification firms. Again, these firms recognise this office’s cooperative approach to administering the plumbing & building application process and attention to all the relevant BCA issues involved in procuring a successful Approval.

Contract Documentation

Prepare recommendations to client on preferred method of tendering. Prepare documentation to enable the project to be tendered, including plans, elevations, sections, details, specification & schedules of materials and finishes. Coordinate work of consultants for tender issue.

Contract Administration

Tendering Process Administration

Assemble list of tenderers, call tenders, respond to tenderer enquiries, close and assess the tenders, negotiate with preferred tenderer and prepare tender report & recommendation.

Administration

Prepare contract documents for signing by Contractor and Client. Administer the contract to Practical Completion.

Post-construction

Assess final contract account, final defects list and issue Final Certificate.
